Assembly Bristol welcomes two new office tenants

Savills, the international real estate advisor, acting jointly with JLL has successfully supported the completion of two deals at Assembly Bristol, the city’s new flagship mixed-use regeneration scheme developed by AXA IM Alts, a global leader in alternative investments with over €188 billion of assets under management, on behalf of its clients.

Ryan, a global tax services and software provider advised by Carter Jonas, has signed a 10-year lease for 2,722 sq ft on the 6th floor of Building B, while Kaluza, advised by CSquared, has signed a 10-year lease for 7,821 sq ft on the 7th floor of Building C.

Assembly Bristol is a premier commercial development comprising three buildings over eight levels, offering Grade A flexible and smart workspaces ranging between 3,147 to 77,000 sq. ft. Strategically positioned on the waterfront in the heart of the city, Assembly Bristol’s focus is on wellbeing: bringing together a state-of-the art workplace with flexible floorplates and an abundance of natural light set in a beautifully landscaped environment, with a waterside setting, and thoughtful amenities – such as rooftop views and flexible event spaces designed to help those working in the buildings stay happy and healthy.

Assembly Bristol is also a major new public space for the city, creating a new community for both occupiers and the public with regular waterside events, natural landscaped public spaces, a waterside park, and public art trail by acclaimed artist Alex Chinneck. The development has also enabled the re-opening of a historic walkway through the site, reconnecting Temple Meads to the city centre for the first time in 50 years.

Christopher Meredith, Director in Office Agency at Savills Bristol, says: “Bristol is experiencing an unprecedented demand for high-quality, Grade A office space. What we’re seeing from occupiers – particularly in sectors like tech, finance, and professional services – is a clear preference for buildings that offer not just strong design and sustainability credentials, but also excellent transport links and access to talent, and Assembly is setting a new benchmark across all requirements.”

Jim MacDougall, Chief People Officer at Kaluza, adds: "Our new Bristol office is the perfect hub for bringing together the greatest minds in energy software innovation. The Assembly's convenient central location and close proximity to transport links are key to Kaluza’s flexible ways of working and the building's exceptional sustainability credentials align with our vision for a brighter energy future. We're excited to showcase our technology to global energy leaders in a space that truly embodies our values."
